Dale & Stans story about downsizing from a 3,900 sq ft home off El Paseo in Palm Desert to a studio apartment.
I thought I could sell all the big stuff on Craigslist and donate the small stuff. After two postings on Craigslist, I had enough.
After first I was sceptical about what they were offering, (to sell everything to the bare walls) but after meeting with Billy & Stephanie we decided to give it a try.
First of all, they are upfront about everything! You will not get what you think for each and every item and you will get more for something you thought was trash and not even worthy for donation.
They tell you upfront "we will turn your life upside down for a week". Then come in and photo, catalogue and stage everything. You say goodbye to what you are selling and come back to OMG, everything sold!
We even experimented with selling some landscape items, and after a few hiccups did realize it provided extra cash in our pockets. Billy & Stephanie were quick to respond to the concerns that we had. They DID NOT sell you a bill of goods, what they sold you was piece of mind that you were doing the right thing.
If I had to do it again, I would!
But I would only use Billy & Stephanie Burke and The Auctionarium since they proved they had the moxie to carry it out.

| Absolute or unreserved real estate auctions using Roman rules of The Auctionarium. |
In 1989 I sold an older 5-room house with central heat and air at
absolute auction. Five bidders were actively competing to win the bid,
even though the house needed a lot of updating and work.
It sold for
$29,000.
The buyer obtained a mortgage and made enough repairs to get
the house up to code.
He then rented it to a single parent with one
4-year-old child. Three weeks after moving in the child, playing with
matches while mom slept, set the bed on fire. There was a lot of
water and smoke damage to the house.
Using insurance settlement, the
owner spent $50,000 repairing and remodeling the house for himself and
his wife to occupy.
Just as he finished the work on the house, his
wife left him so he called me to auction it.
He now had a $25,000
mortgage against the house so we could not sell it at absolute
auction.
So 11 months after it sold for $29,000 at absolute auction
and had $50,000 in improvements, I could not get an opening bid.
I
dropped all the way down to ask for $15,000.
No bid!
That is when I
stopped accepting property to sell subject to confirmation.

I Read it cover to cover; informative and entertaining. I’ve been practicing commercial real estate for 17 years and last week, before I came across your site, I resigned from the NAR.
I cannot agree with you more on 99% of Realtor competence, including a good portion of the seasoned veterans that I deal with daily. Reading your book simply confirmed my nearly two decade lack of belief in the traditional Realtor agent mentality.
I’m looking forward to my first 10 auctions, pursue the AARE and offer clients the wild idea of actually receiving true market value for their properties. The response from my competitors will be interesting to say the least.

Comment after September 2007 auction of Teton Springs house for $715,000.00 The lender refused the cash, spent thousands on foreclosure and it is now listed at $599,000.00
Update October 2011: Property Value for Homes under $300,000.00
So much for waiting until "the market turns around" and prices go back up.
